NGNU managed the delivery of Telstra’s Proof of Concept workplace at 242 Exhibition Street, Melbourne. Our role included project management, methodology development, and stakeholder engagement to transform underutilised office space into a vibrant “living laboratory” that tested new workplace strategies.

The challenge.

The Melbourne site was significantly underutilised following the pandemic, with limited budgets and compressed timelines adding pressure to the delivery. The deep, linear floorplate created challenges for rhythm, wayfinding, and access to natural light. Strict building regulations limited interventions that could trigger approvals, requiring innovative, low-impact design and construction solutions. At the same time, Telstra needed a workplace that could attract staff back voluntarily, rather than mandating attendance.

How we delivered success.

NGNU applied a sprint-based delivery model, enabling rapid prototyping and refinement of workplace interventions. We pioneered a “kit of parts” approach, using modular elements and portable power systems that required no base-building modifications. Sustainability outcomes were exceptional, with 95% of existing materials reused, while social value was achieved through a 40% Indigenous procurement spend. The revitalised workplace quadrupled attendance.
