One of the key criteria we guided the project team on was the need to establish the threshold for delivering the project under any of the requirements or lining the sand that would require either authority approvals, building owner approval or any significant consultant engagement.

The challenge.

What started as a phone call to bounce an idea quickly manifested into a meeting about the challenges that the client was having when trying to lure staff back to the office and workplace.

Through Covid the client had gone out very strong with the work from anywhere approach and were now experiencing a significant underutilisation of their commercial portfolio. The request from the client was to create a project both in the methodology and built form to better understand what levers existed that could drive either an increase or decrease in the desirability and utilisation of their commercial footprint.

Furthermore, the challenge was exponentially increased through the availability of a very small budget and tight timelines. That meant a process that included authority approvals, detailed design or a tender process would not be an option.

How we delivered success

Through productive co-design and engagement processes with both the clients and the Davenport-Campbell team, we were able to achieve success. It was essential for us to understand the constraints that had been established and determine what would be possible from a delivery perspective. By deciphering this information, we were able to effectively plan and execute our strategies, ensuring the project met the desired outcomes.

One of the key criteria we guided the project team on was the need to establish the threshold for delivering the project under any of the requirements or lining the sand that would require either authority approvals, building owner approval or any significant consultant engagement.

Once this was established, we ensured that all works sat below this threshold, thus being able to keep costs low. From there we were able to ensure the project was tactical and the space could be highly curated and changed. The culmination of this project and people resulted in the delivery of two highly successful prototype floors that provided a tangible measure on how the client could drive engagement and utilisation of floors within their commercial portfolio.
