NGNU was engaged to recover delivery for Stage 2 of the Newmarket precinct in Randwick, a major residential development for CBUS Property and Lendlease. The project delivered 116 apartments and 36 townhouses within a landmark urban renewal site.

Our role included superintendent services, design management, and project reporting, ensuring compliance with Principal Project Requirements and supporting the client through complex recovery and delivery phases.

The challenge.

The project faced significant program and compliance challenges. Several design phases had already progressed, but delivery was at risk due to budget pressures, program delays, and inconsistencies with CBUS’s Principal Project Requirements. Integrating high-quality apartments and townhouses within a constrained precinct added complexity, as did the need to coordinate services, staging, and procurement within a live construction environment. Maintaining stakeholder confidence while addressing technical and compliance issues required focused leadership and structured recovery processes.

How we delivered success.

NGNU applied a structured project recovery methodology to bring the program back on track. We chaired Project Control Group meetings, guided consultant teams through design revisions, and led value engineering workshops to align outcomes with client requirements. Our superintendent oversight ensured compliance and quality while improving program certainty. By restoring alignment with CBUS’s expectations and coordinating delivery across multiple packages, NGNU enabled the successful completion of Stage 2, reinforcing the client’s confidence and securing positive outcomes for residents and stakeholders.
