Development of nine Seniors Living Units and a Community Building for Elders, delivered in partnership with the Darkinjung Local Aboriginal Land Council (LALC). The project reflects a strong commitment to repurposing land for community benefit, aligned with LALC’s vision for Elders’ wellbeing and cultural continuity.

The challenge.

Aunty Betty’s Place involves the design and delivery of nine Elder-friendly dwellings and a community building for the Darkinjung Local Aboriginal Land Council at Blue Haven. The key challenges include ensuring the housing design reflects cultural needs and community expectations, while also meeting accessibility, safety, and compliance requirements. The project is delivered on Country, requiring sensitive engagement with Elders and stakeholders, as well as a commitment to maximising Aboriginal participation across labour and subcontracting. Balancing program, cost, and quality targets while embedding these cultural and social priorities adds further complexity.

How we delivered success.

NGNU manages the program as both Project Manager and Superintendent, leading design finalisation, tender evaluation, and contract administration. We engage respectfully with Elders and the Land Council, aligning consultation with established cultural governance structures to ensure community perspectives are embedded throughout delivery. The project achieves 34% Aboriginal labour participation and 22% Aboriginal subcontract spend, exceeding industry benchmarks. By combining disciplined project management with culturally grounded engagement, NGNU delivers safe, compliant, and culturally appropriate housing that supports Elders and strengthens the role of the Land Council in community development.
